we see the inside of many, many, many homes and sometimes a home is left sitting on the market and the agent has no idea why that has happened very often. The reason is because of something I will talk about in this video that wasn’t taken care of before going on the market. Sometimes, once the property’s on the market, no one wants to talk about what the issue is to get it addressed. I’m not going to let that happen to you. So let’s jump right in on what you need to know right now in this guide that can help you get started. Home staging on a budget. So what is home staging?

Staging your home on a budget is basically the art of getting a home ready for sale. We want to highlight the best features and create an inviting atmosphere, so potential buyers will love your house. 

It helps buyers visualize themselves living in the space, which can lead to higher offers and a faster sale, so you’re not left sitting on the market. 

Refresh the Outside First

First impressions matter. It is crucial, and the time that people typically see that is online, and the first thing they’re going to see is the outside. It’s essential to make sure it looks its best. Make sure the lawn is mowed, and make sure it’s debris free. 

Be sure your front door is clean and welcoming. Maybe it’s a coat of paint, new hardware, or just even a doormat that’s not worn out. I’ll drop a link below the top 10 things to consider for that.

Declutter and Depersonalize

Next, it’s time to declutter and depersonalize. Indoors, remove any unnecessary items and personal belongings. It’s one of the most important steps to preparing your house for sale. You might need to put some boxes maybe in your garage and maybe you need to consider some storage options offsite. Many of them will offer you a free or reduced-priced first month. So check them out online.

Repair and Refresh

When everything’s been decluttered and depersonalized, it’s time to repair and refresh the indoors. Check all appliances are in good working order. If that microwave’s been on the fritz for a bit, it’s time to replace it. Patch any minor cosmetic issues like wall holes, fixed leaky faucets, consider updating anything that’s really out of date, like light fixtures or cabinet hardware. Now’s the right time to paint any walls back to a neutral color as well.

Upgrades can get expensive when you start looking at that, but sometimes it is worth it. Consider updating things like kitchen cabinets- or repainting kitchen cabinets, upgrading countertops or maybe installing new hardware there. Cleaning things like blinds and shades thoroughly. Honestly, we see that a lot that they’re thick with dust still in homes that we’re going into. 

Think about light coming into your home. We want to be able to bring in as much light as possible. So check out your light fixtures. Do you need to update the bulb? Maybe? Do you need to add a lamp? Don’t be afraid to use light because buyers tend to love it. 

Staging Your Home for Sale

Next is staging your home. Now it’s time to put all those pieces together to create that finished log. And one of the most budget-friendly ways to stage your home is to use the things you’ve got.

Look around in your other rooms and move things around a little bit. Use throws and pillows and an area rug to frame the space and make it look inviting. Arrange furniture and decor to highlight your home’s best features, and to create that warm and inviting atmosphere. Now, you can consider hiring a staging professional if you want to and if you need to. 

Revisit home Pricing

Once the home’s ready, it’s time to revisit what the pricing for your home should look like. And once we’ve got those professional photos completed and we’ve got everything put together, we go back and double check how other homes on the market compare to the one that we’re listing. 

Market the home well

Marketing of the home also happens once we’ve got that finished look put together and we create custom websites and custom information ready to send out to potential buyers. 

Remember to work closely with your real estate agent throughout the process and be open to their feedback and suggestions because they’ve seen many homes just like we have. Staging your home on a budget IS possible!
