What impacts home valuation?

Here are some pointers:

1. Home location – the value of your home can be affected by its location, whether it is in a desirable neighborhood or not

2. Home size – generally, larger homes are worth more than smaller homes, however that’s a diminishing return on homes over about 2,500 sq.ft. Also- did you know appraisers don’t calculate value from the number of square feet!

3. Home age – newer homes tend to be worth more than older homes, partly because the structure and components are newer and less prone to degeneration needing repairs.

4. Home features and amenities – your home’s valuation can be affected by the presence of certain home features. A swimming pool or home gym, or amenities in the neighborhood, such as nearby schools, parks, or shopping centers.

5. Market conditions – home prices are constantly fluctuating with market conditions, so home values can vary significantly over time.  Factors like local economic conditions, housing supply and demand, and home buyer preferences can all play a part in your home valuation.

While there are many things that can impact home values, it’s important to keep in mind that the value of your home is ultimately determined by the market. As such, it’s important to stay up-to-date on local home prices and market conditions so you can make an informed decision.
