Should I wait for summer to sell my Tampa house? We’ve spoken to a couple recently who believe Summer must be the best time to list a home- but is that TRUE in FLORIDA? Selling your home is a big decision, and getting the timing right is critical. Here in Florida, we have unique advantages like year-round sunshine, an influx of snowbirds in winter, and an active spring market. Is SPRING the best season to sell my Tampa Home?

So first of all, let’s look at spring, the golden selling season, right? Everybody knows that spring is often when the Florida real estate market heats up.

It’s heating up elsewhere in the nation and Florida is no exception. With buyers eager to move before the summer, homes often sell faster and for higher prices during this time. Plus, Florida’s lush spring landscaping or popping up makes homes shine in photos and during showings and it can make your home more attractive, especially when other areas of the country are lagging behind in that. So don’t forget to pay attention to some curb appeal when you’re listing in spring.

I Should Sell My Home in SUMMER- right?

Those early summer extended daylight hours make it easy for potential buyers to schedule viewings, especially after work. Families relocating before the school year starts can make up a good portion of the summer buyer pool. So make sure your home stands out by keeping it cool and showcasing those outdoor living spaces.

What I will say though is, Sometimes by the time we get to August and the kids are back in school and the temperature and the humidity outside is so high, sometimes then we can see a little bit less action, but don’t let that stop you from being on the market in the heat of August either.

Should I Wait for FALL to Sell my Tampa House?

Next, fall and winter. You know, this is a unique opportunity that Florida has. Unlike the Northern States, we thrive here in winter because we’ve got no snow, of course, and snowbirds and retirees do still come in droves.

In addition, many people are planning a move in the new year and will come and seriously look at homes in the fourth quarter. So that includes right through the Christmas season and the holiday season when homes are decorated. You might think that you’re never going to get showings then, but to be honest, you can often get some of the most serious buyers coming then.

So when should I Sell My Tampa House?

Here’s what we know, life still happens all year round. Should I wait for summer to sell my Tampa house? – NO! Let’s make the most of the opportunities in the market- no matter the season! There are so many other things that matter more than the Florida season, to selling your house! Things like getting the MLS listing correct, having disclosures ready, understanding who “YOUR” agent represents, and following laws!

And so people are always making a move just because of life’s changes and what comes along.
