🏡 Preparing your House for Sale- A Seller’s Guide to Attracting Serious Buyers

Buyers need to picture themselves living in your home. Here’s the first critical step in preparing your house for sale:
Start by removing:

  • Personal items

  • Extra furniture

  • Everyday clutter

👉 Pro Tip: Begin pre-packing now and store boxes in the garage or off-site if needed.

Then, give your home a deep clean:

  • Baseboards

  • Windows

  • Fans and vents

  • Closets and cabinets

🧼 A spotless, organized home feels more spacious and shows better in photos and in person.

🛠️ Step 2: Preparing your House- Make Necessary Repairs

Even small issues get noticed by buyers and inspectors. Fix up:

  • Leaky faucets

  • Chipped paint

  • Broken tiles

  • Squeaky doors

Here in Tampa Bay, common issues include:

  • Old roofs

  • Aging electrical panels

  • Outdated water heaters

At this stage, these are small investments that can make a big difference in how your home is perceived because when a home inspector and a buyer are looking, they’re starting to attach dollar costs to those repairs, and they’ll usually require that you get those repairs done later with a licensed professional. When we work together, we also share a list of the most commonly overlooked items. 

Now, you know, many homes have some deferred maintenance, and in the Tampa Bay Market, this can often mean looking at things like the age of your water heater, the age and condition of your roof and electrical panel, and sometimes replacements of those things are needed, and we are going to help you make the decision about what things to replace upfront. One thing that I will say that we often see with sellers at this stage is don’t fall into the trap of confusing needed and overdue maintenance with an upgrade and timely replacement, for example, isn’t an upgrade, and it can be the difference between a successful closing and a very frustrating, failed transaction when the new buyer cannot get homeowners insurance.

What Should Sellers Disclose to Buyers in Florida?

Selling a home is an exciting process, but it comes with responsibilities—one of the most important being full disclosure. In Florida, sellers are legally required to inform buyers about certain property details to ensure transparency and avoid future disputes.

This is one of the top reasons we see deals fall apart.

As Realtors we hear homeowner concerns about solar and much isn't shared by the solar sale people

Truth About Solar for Florida Homes

Getting home insurance at all is already an increasingly concerning thing. If you’re here in Florida, don’t make the mistake of installing a solar system without checking your insurance options first. Now, companies that do insure rooftop solar systems are allowed to set some pretty strict conditions for that coverage, such as only covering homes with solar systems installed after 2016 or on shingle or metal roofs, 10 years old or less, or on flat roofs, no older than five years. Now, do you see that? That’s way shorter than the life of the panels. Now there can be restrictions such as the system can’t produce any more than 10 kilowatts of electricity, and that might match the typical rooftop system capacity, but some are gonna be bigger than that. Some companies won’t ensure solar systems are mounted on clay or tile roofs. I spoke with an experienced insurance agent recently, it was just last week from Florida.
Best quote insurance and if you want an introduction, let me know. They shared that they’re now only seeing about three insurers in Florida, who will cover solar panels. And this is in part though, due to a completely different issue than what we’ve even touched on and it’s called net metering. Now, when you are manufacturing, you’ve got your power station on the roof, and you are producing more power right now than you can use right now. You can’t store it unless you’ve got a battery system as well, which adds to the cost. So you sell that power back to the power company again. Now basically the power companies are increasingly asking for proof that the homeowner has a $1 million liability policy to cover the fact that they’re net metering. Now, most homeowners insurance companies won’t cover properties that are commercially producing electricity on behalf of a power company. So that’s something that a lot of the people that we are talking to aren’t aware of. So I hope this helps.
