What to expect before your home goes on MLS

Your Pre-Listing timeline. 

This video gives you an idea of the pre-listing timeline we work with. There are a few things to think about! Prior to going onto the MLS and letting buyers go into your home, using the pre-listing timeline right can make all the difference later.

Once we meet and you decide to list with us, you sign all the required paperwork to work with us. In addition, we go through all the disclosures that are required by law. Once we have an executed listing contract, we get busy. 

What needs to be done to list a home?

Is every home the same? No, so in some cases, the typical pre-listing timeline gets adjusted too! Your unique situation determines what needs to be accomplished. For example, the preparations needed to sell a condominium with the new laws after the Surfside condo collapse. Or, it may involve understanding what financing a buyer will (or won’t) be allowed to use on your specific property type or location.

Sometimes we have to figure out the next steps for a home in probate or even in a divorce situation. Whatever your situation, what happens next is tailored to be the best way forwards for you. We understand every seller- and every home, is different. 

Some sellers can’t do anything to get a home ready, while others will do everything possible. Make sure that you’re careful not to just slap the home on MLS prior to having it in the best show-ready condition.

Listing your home online -appearances matter

The first place everyone sees your home is usually online. Therefore, the next step in the pre-listing timeline is preparing the house. We start with a walkthrough to discuss what you can do with what you already have. For many, that’s the perfect solution, yet if you choose to, we can also schedule an appointment with a home stager. 

A professional stager can give you recommendations on home staging and what exactly you need to do to enhance the appearance of your home. This will help you get the maximum return on that investment. 

Cost versus Benefit of home staging

While there is a small cost for this service, it’s sometimes the absolute best way of getting the job of preparing your home. Research shows the importance of staging, in relation to the amount of money the home will sell for, as well as how quickly your home will sell.

Staged homes tend to sell faster for a higher price. When your home is in show-ready condition, we schedule our professional photographer to come to the home and capitalize on all the unique features of the property.

With photographs of the inside, drone photos, and any videos we’re doing, we work on all the digital backend marketing so that we can expose your home to the masses. This is one of the most important parts of getting you the most amount of money for your home. We don’t just put up a sign and enter it on the MLS, and it’s steps that most agents don’t take. 

We have a very strategic, comprehensive digital marketing strategy that we utilize that’s a little like no other. This involves running highly targeted ad campaigns across multiple social media platforms. 

We suggest whether to have any inspections done prior to going on the market. Also, we go over all the legally required disclosures with you. We ensure we have those available for buyers to look at before they write an offer.

Now, with everything well prepared, and your pre-listing timeline completed, you can expect to start receiving requests for showings as soon as your home is live on MLS. Agents will start to plan showings to take their clients through the home so that they can see. The buyer’s agent will accompany them. So you don’t need to worry about that.

The time of year and market conditions will also influence how long it will take for your home to sell. We talk about those together regularly, as well as feedback we collect from the agents who have shown your home.

Truth About Solar for Florida Homes

Getting home insurance at all is already an increasingly concerning thing. If you’re here in Florida, don’t make the mistake of installing a solar system without checking your insurance options first. Now, companies that do insure rooftop solar systems are allowed to set some pretty strict conditions for that coverage, such as only covering homes with solar systems installed after 2016 or on shingle or metal roofs, 10 years old or less, or on flat roofs, no older than five years. Now, do you see that? That’s way shorter than the life of the panels. Now there can be restrictions such as the system can’t produce any more than 10 kilowatts of electricity, and that might match the typical rooftop system capacity, but some are gonna be bigger than that. Some companies won’t ensure solar systems are mounted on clay or tile roofs. I spoke with an experienced insurance agent recently, it was just last week from Florida.
Best quote insurance and if you want an introduction, let me know. They shared that they’re now only seeing about three insurers in Florida, who will cover solar panels. And this is in part though, due to a completely different issue than what we’ve even touched on and it’s called net metering. Now, when you are manufacturing, you’ve got your power station on the roof, and you are producing more power right now than you can use right now. You can’t store it unless you’ve got a battery system as well, which adds to the cost. So you sell that power back to the power company again. Now basically the power companies are increasingly asking for proof that the homeowner has a $1 million liability policy to cover the fact that they’re net metering. Now, most homeowners insurance companies won’t cover properties that are commercially producing electricity on behalf of a power company. So that’s something that a lot of the people that we are talking to aren’t aware of. So I hope this helps. Buying or selling a home with solar on brings a whole other slew of things and we’ll be talking about that in another video.
