How to to Sell your House Fast in THIS Market- August 24

Hey friends, are you looking to sell your house fast? If so, let’s talk about some realities in the current market.

We are seeing definite shifts in the Tampa Bay market. Inventory is increasing. We’re seeing list prices commonly dropping across Tampa Bay areas.

Now, this is not the market where a home will just sell itself. When you put it active on MLS, there’s a widening gap actually between homes that are ready for the market and those that just basically aren’t.

So we want to let you know if you want your home to be a winner on the open market, you probably need to make your home as ready and as attractive to buyers as possible. This will help to sell your house fast. We already know it’s proven that the more showings you have, the more likely you are to have a faster sale and net a higher price, and that’s why today I’m sharing three ways that you can get your house ready for showings this season.

Take Care of Repairs to sell your house fast

Number one, take care of minor repairs upfront. You might have a whole host of those to take care of, but right now, buyer’s number one concern is higher interest rates and the affordability. So as a result, they want to put as much money down as they can to lower their monthly payments. This means that you taking care of those cosmetic repairs upfront before we go on the market, is a great idea.

Even in a normal market, it’s a great idea, but these high interest rates mean this step is more important than ever right now.

Home Staging Matters

Number two, do some home staging. If you think about an ideal model home, it’s clean, standardized, and it’s very impersonal. Think about it- a builder always wants to sell a house fast! So your goal should be to get as close to that image as possible. Your home lightly has a lot of personalized twitches, like family bits of furniture or family photos, or maybe even an off-colored wall.

And I recommend trying to depersonalize your home as much as possible so that perspective buyers can picture themselves living in your property. Plus as well, by packing everything away, you’ll be making it moving easier once you sell the house, so it’s a good thing to do upfront.

Plans for Pets and Children Helps Sell Homes Faster

Number three, have a plan for any children and pets. Showings just don’t tend to go so smoothly if there’s a dog or a cat that’s looking to escape, or young children that are running around. Feeling uneasy in your house is a great way to NOT sell your house fast! So instead, work with your agent to create a showing schedule. There might be blocks of time when your home is ready for buyers and other blocks when the house isn’t available for showings. That way the showings won’t be disrupted.

We do recommend dogs going in kennels, even just for the short time when you’re having showings. If they need to be in the home and no moving your pets around can take a little work. It’s worth it though to keep your house in pristine condition when buyers are viewing it.

Truth About Solar for Florida Homes

Getting home insurance at all is already an increasingly concerning thing. If you’re here in Florida, don’t make the mistake of installing a solar system without checking your insurance options first. Now, companies that do insure rooftop solar systems are allowed to set some pretty strict conditions for that coverage, such as only covering homes with solar systems installed after 2016 or on shingle or metal roofs, 10 years old or less, or on flat roofs, no older than five years. Now, do you see that? That’s way shorter than the life of the panels. Now there can be restrictions such as the system can’t produce any more than 10 kilowatts of electricity, and that might match the typical rooftop system capacity, but some are gonna be bigger than that. Some companies won’t ensure solar systems are mounted on clay or tile roofs. I spoke with an experienced insurance agent recently, it was just last week from Florida.
Best quote insurance and if you want an introduction, let me know. They shared that they’re now only seeing about three insurers in Florida, who will cover solar panels. And this is in part though, due to a completely different issue than what we’ve even touched on and it’s called net metering. Now, when you are manufacturing, you’ve got your power station on the roof, and you are producing more power right now than you can use right now. You can’t store it unless you’ve got a battery system as well, which adds to the cost. So you sell that power back to the power company again. Now basically the power companies are increasingly asking for proof that the homeowner has a $1 million liability policy to cover the fact that they’re net metering. Now, most homeowners insurance companies won’t cover properties that are commercially producing electricity on behalf of a power company. So that’s something that a lot of the people that we are talking to aren’t aware of. So I hope this helps.
