Esplanade is part of the award-winning Starkey Ranch development in Odessa. That’s about a 30 minute drive north of Tampa airport in Pasco county. Esplanade is one of the two gated communities in Starkey Ranch. See the short video to see homes, amenities, lifestyle information, and some of the expenses to expect!

Esplanade Floor Plans- something for everyone.

This community is gated with private roads and once you get through the beautiful landscaping of the main gate, there’s a variety of homes available. Starting with a 1,600 square foot Villa, right up to around 3,000 square feet.

The Roma is the smallest floor plan in the community at about 1,700 square feet. It’s a two bed room, two bath home with a den and a two car garage which makes great use of the space. Owners love it! No Villa overlooks its neighbor’s entrance or front door, so the entrance feels private. The Arezzo is a three bedroom version of it by adding a front bedroom, which takes the square feet up to about 1,926. Both of the villas are spread throughout the community, they’ve proven very popular and all resell well.

The largest homes available in Esplanade

 The Palazzio is one floor plan at almost 3000 square feet! This three bedroomed, three bath home with a den and two car garage. Huge space, which definitely allows space for entertaining and enjoying the Florida life in style. The largest homes were built on larger home sites and are spread throughout the community, so there’s variety. 

Popular Floor Plans- flexible space

Two of the most popular floor plans chosen by buyers are the Farnese and Lazio. The Farnese is a two bedroom, two and a half bath with a den at 2,100 square feet. The Lazio, a three bedroom, three bath with a den at 2,275 square feet. You’ll see that some of these have two car garages and some have three car garages, either tandem style or side by side. 

Truly, there are no bad floor plans in Esplanade at Starkey Ranch! Many homes are different from each other too, partly because at construction, there were many features buyer chose from for structural upgrades, and additional upgrades at the design center as well.

The amenities, and Amenity Center bring a focal point to Esplanade at Starkey Ranch! Tennis and pickleball courts, can be illuminated at night to allow for night time playing. There’s also a Bocce ball court, resort style pool, fire pit, two dog parks, one for smaller dogs and the a second for the bigger pups. A children’s play area is there too.

There are activities in the movement studio such as yoga and fitness, and the gym is a community favorite. There’s lots of community events that happen! Join in-  either inside, or outside under the covered patio, and in the pool. There are plenty of ways to meet neighbors, relax, and have fun together.

There’s really something for everyone at Esplanade at Starkey Ranch. If you love the outdoors, this could be the right community for you. See plenty of wildlife, lakes, and bike paths to get around. It’s anticipated that the handover of the community to residents will happen in around 2022.

Esplanade HOA- read those docs!

Get a current version of the deed restrictions and a list of what’s provided for the HOA fee, then read everything! There’s a quarterly HOA fee to Esplanade an annual HOA fee to Starkey Ranch and a CDD fee that’s collected annually with your taxes. Expect to pay a one-time capital contribution to the community at the time of purchase- and that’s whether it’s new construction or a resale. 

Is a HOA a good fit for you? Make sure you understand the commitment you’re making and whether or not living in a homeowner’s association is a good fit for you.

CDD and HOA Fees for Esplanade at Starkey Ranch

You can take a look at the current fees for the CDD for the neighborhoods in Starkey Ranch. If you aren’t sure if living in a Homeowners Association right for you, read the documents carefully. If it’s not a good fit, find out before you buy.

Are you Looking for a 55+ Community?

Esplanade at Starkey Ranch is NOT a 55+ community

Another key point: if you’re actually looking for a 55+ community, this Esplanade IS NOT 55+, however some of the others ARE. Especially check out other great neighborhoods such as Del Webb Bexley. Truth About Solar for Florida Homes

Getting home insurance at all is already an increasingly concerning thing. If you’re here in Florida, don’t make the mistake of installing a solar system without checking your insurance options first. Now, companies that do insure rooftop solar systems are allowed to set some pretty strict conditions for that coverage, such as only covering homes with solar systems installed after 2016 or on shingle or metal roofs, 10 years old or less, or on flat roofs, no older than five years. Now, do you see that? That’s way shorter than the life of the panels. Now there can be restrictions such as the system can’t produce any more than 10 kilowatts of electricity, and that might match the typical rooftop system capacity, but some are gonna be bigger than that. Some companies won’t ensure solar systems are mounted on clay or tile roofs. I spoke with an experienced insurance agent recently, it was just last week from Florida.
Best quote insurance and if you want an introduction, let me know. They shared that they’re now only seeing about three insurers in Florida, who will cover solar panels. And this is in part though, due to a completely different issue than what we’ve even touched on and it’s called net metering. Now, when you are manufacturing, you’ve got your power station on the roof, and you are producing more power right now than you can use right now. You can’t store it unless you’ve got a battery system as well, which adds to the cost. So you sell that power back to the power company again. Now basically the power companies are increasingly asking for proof that the homeowner has a $1 million liability policy to cover the fact that they’re net metering. Now, most homeowners insurance companies won’t cover properties that are commercially producing electricity on behalf of a power company. So that’s something that a lot of the people that we are talking to aren’t aware of. So I hope this helps. Buying or selling a home with solar on brings a whole other slew of things and we’ll be talking about that in another video.
