DO I really need a home inspection in Tampa Bay?

DO I really need a home inspection, and what happens if home inspector missed something? 😨That’s a question we never want our Tampa Bay home buyers to have to ask after the fact. With the pros and cons of living in Florida including some unique issues, you DO want to know your home is ready!

Home inspections can be pretty anxiety-inducing, and are a normal part of the homebuying process after the offer is accepted.

No matter what, inspectors always seem to find issues with the house that you’re in love with. Yes, even in new construction! 

Today I’ll share some key things to consider during the home inspection process. The key to a smooth inspection starts with choosing a well-trained, experienced inspector, but it may become necessary to hire an outside specialist. Watch this short video for details.

 

Does every buyer need an inspection?

If you’re thinking about buying a home, you may be wondering if a home inspection is really necessary. After all, it can add to the cost of the home and it’s not required by law.

So why get one? A home inspection can give you a better idea of the condition of the home. The inspection period gives you chance to have the home inspected by a professional before you finalize the purchase. This can be especially important if you’re buying an older home, or a home that has been damaged in some way. 

Finding a home Inspector

Find a trained inspector here in Tampa Bay. You can also ask for suggestions from friends and family. Organizations like ASHI are a great resource and  when you call to schedule it, you can mention any concerns when you call to schedule it. Check that your inspector has E-Key Access rights too, as most inspectors can then get approval to access the house.

What if the Home Inspector finds big problems?

Additional inspectors are sometimes needed too, for the roof, a well or septic system, electric, plumbing and HVAC system and they can be hired to provide a more comprehensive report if needed. Some changes made by homeowners, such as adding Solar Panels are still not the norm. As a buyer you need to understand not only the details of how the panels are installed and how it all works. In addition, any additional issues such as impact on home owners insurance availability/costs- the inspection may need to be done by a specialist.

Most real estate agents have cautionary tales about home-buyers who thought they saved money by skipping a home inspection only to be faced with expensive repairs down the road.

The home inspector’s job is to look for any and all problems—big or small—that could end up costing you money in the future, and if there are any major problems, you might be able to renegotiate the purchase price or, in some cases, walk away from the deal entirely.

Even if you don’t find any major problems, an inspection can give you peace of mind knowing that you made an informed decision about the home you’re buying. Even if you are buying a new construction home such as in Starkey RanchDel Webb Bexley, or any of the other upcoming communities, DO a home inspection. Be sure to go with YOUR CHOSEN agent on your first visit to the builder so you have representation and get all your questions about inspections answered. 

If you’re still not sure if a home inspection is right for you, talk to your real estate agent. They can give you more information and help you decide if it’s the right decision for you.
