Del Webb Bexley is an active adult community in Tampa, Florida that offers residents a low maintenance lifestyle. Located just north of SR 54 in Land O’ Lakes, it’s one of many Del Webb communities. Pulte homes has built Del Webb communities across the nation. Is buying there a good fit for you though? That depends. There are pros and cons- of the location, lifestyle, and building new construction in this market, sometimes making a resale a better option for some. Watch the video and read on for details. Building New Construction in Florida Right Now

6-2024 UPDATE- the construction is done- yet as you consider resales in the community, look out for anything that was completed with lower grade materials during the limited availability of COVID.

First the construction situation. At time of writing don’t bet on a fast build. With so many components either unavailable or massively overpriced, builders can’t promise a fast build. You really must be incredible flexible on this right now to avoid getting in trouble. We are seeing new construction coming back available due to delays and still see bidding as lots are released. In addition the rising interest rate’s impacting affordability even further. We’ll talk more on this in person with you if needed. Stay connected with what’s happening NOW in new homes that could affect your decision to build new as the market continues to change and lending rates change.

The Bexley Del Webb community features a variety of amenities including a clubhouse, fitness center, swimming pool, and tennis courts. When visiting the builder, it’s important to visit there with your agent. There’s a lot of information such as pricing, floor plans, styles of homes, and more. With a great selection of both single-family and attached homes to choose from, there are plenty of decisions to be made and a specific process to be ready for. 

There are Del Webb Bexley CDD fees and Del Webb Bexley HOA fees. Together they generally runs about $400/month for the CDD and the HOA fee combined, depending on home site. Remember you will be taxed as a lot typically on a new build in year one, so be ready for the tax increase!

Truth About Solar for Florida Homes

Getting home insurance at all is already an increasingly concerning thing. If you’re here in Florida, don’t make the mistake of installing a solar system without checking your insurance options first. Now, companies that do insure rooftop solar systems are allowed to set some pretty strict conditions for that coverage, such as only covering homes with solar systems installed after 2016 or on shingle or metal roofs, 10 years old or less, or on flat roofs, no older than five years. Now, do you see that? That’s way shorter than the life of the panels. Now there can be restrictions such as the system can’t produce any more than 10 kilowatts of electricity, and that might match the typical rooftop system capacity, but some are gonna be bigger than that. Some companies won’t ensure solar systems are mounted on clay or tile roofs. I spoke with an experienced insurance agent recently, it was just last week from Florida.
Best quote insurance and if you want an introduction, let me know. They shared that they’re now only seeing about three insurers in Florida, who will cover solar panels. And this is in part though, due to a completely different issue than what we’ve even touched on and it’s called net metering. Now, when you are manufacturing, you’ve got your power station on the roof, and you are producing more power right now than you can use right now. You can’t store it unless you’ve got a battery system as well, which adds to the cost. So you sell that power back to the power company again. Now basically the power companies are increasingly asking for proof that the homeowner has a $1 million liability policy to cover the fact that they’re net metering. Now, most homeowners insurance companies won’t cover properties that are commercially producing electricity on behalf of a power company. So that’s something that a lot of the people that we are talking to aren’t aware of. So I hope this helps. Buying or selling a home with solar on brings a whole other slew of things and we’ll be talking about that in another video.
